Commercial pest control contracts in London
A commercial pest control contract has one job: to let you prove pests are controlled when an environmental health officer or auditor asks. Ours gives restaurants, hotels, clinics, schools and warehouses scheduled inspections, a numbered monitor plan, a same-day report and a site folder to the trade standard. Visits run Monday to Saturday, 8am to 7pm, around trading, and treatments carry a written six-month guarantee, subject to the site survey.

In short
How commercial contracts treatment works
A commercial pest control contract is a programme of scheduled inspections, usually eight a year for general premises and more often for food sites, with callouts between visits. Each visit checks numbered monitoring points on a site plan, records findings, products and actions, and leaves a report the same day. The documents build into a folder: risk assessment, monitor plan, visit reports, activity and pesticide logs, insurance and technician certificates. Those records are what an environmental health officer reads and what stops one pest finding capping your rating.
Every treatment carries a written six-month guarantee, subject to the site survey. If the treated pest returns inside the six months, we come back and re-treat at no charge.
Signs to look for
Do you have a problem?
- An inspection or audit is due and the pest records are thin
- Your food hygiene rating dropped after a pest finding and you need evidence for a re-rating
- Staff reporting droppings, gnawed packaging or sightings in the dry store or bin store
- A shared building or parade where the neighbouring unit has activity
- An insurer, franchisor, landlord or head office requiring a documented programme

Our process
What a visit involves
Survey and risk assessment
A free survey of prep, storage, waste, drainage and the building line, written up as the pest risk assessment.
Programme design
Visit frequency set to your risk, a numbered monitor plan and a service specification setting out who does what.
Scheduled inspections
Monday to Saturday, 8am to 7pm, early or between services, in unmarked vehicles; monitors checked, findings recorded.
Callouts and review
Callouts between visits for new activity, trend analysis of the catch data and an annual review of the plan.
Methods compared: one-off treatment, contract tiers and what each includes
A one-off treatment deals with the pest in front of you; a contract builds the record an inspector or auditor reads: eight inspections a year for general premises, monthly for food, six-weekly as the BRCGS clause 4.14 typical minimum with an annual in-depth assessment, a site plan signed by both parties and annual trend analysis. Callouts between inspections are included, the market norm.
Methods are chosen by class: tamper-resistant bait stations, with rodenticide used to the CRRU UK code and never in open-product areas; rotated professional gel baits for cockroaches; drain treatments and electric fly killers; and bird proofing on warehouses, the non-lethal option general licence GL41 itself names. We do not use glue boards, licensed only in exceptional cases since 31 July 2024. See the pages for restaurants, grocery stores, hotels, medical clinics, retail stores, warehouses, food preparation factories, industrial factories and schools, colleges and universities.
What affects the cost of a commercial pest control contract
Premises size and layout decide how many monitoring points go on the plan and how long each inspection takes. Risk decides the tier: eight visits a year for an office or shop, monthly for food, six-weekly or more for a BRCGS or SALSA site. Documentation follows the audit you face, from an SFBB diary entry to a full BRCGS folder. Add-ons such as proofing, fly killer servicing and extra sites are priced separately.
No council in our area publishes a commercial contract price; Brent Council sells its own business service to restaurants, care homes and letting agents. Published instead is the cost of weak records: some English councils charge for a food hygiene re-rating visit, Derby City Council £213 to £255. The survey is free, the quote a fixed written figure, with no call-out fee.
Preparing for the first visit and what happens after
Before the survey, have ready your Safer Food Better Business pack, any previous pest reports and keys for plant rooms, risers and the bin store, and do not move existing bait boxes.
After the first visit your folder opens with the sections PPC magazine lists as what an EHO or auditor expects:
- Site and contractor contact details and the schedule of visits
- Pest risk assessment, monitor survey, service specification and numbered monitor location plan
- Visit reports, pest activity log and pesticide usage log
- Product labels, safety data sheets, insurance certificate and technician certificates
- Trend reports and, for food storage, fly killer and stored product insect catch records
Each inspection adds a same-day report; log it and its action points in your SFBB diary, as the FSA's safe method makes clear, and that record is your EHO pest control report. If a rating has dropped, you can appeal within 21 days and request a re-rating visit once improvements are evidenced.
Who is responsible, and the law for business premises
BPCA's technical team says there is no legal requirement to have pest control, but you must manage pests: the duty is yours, not the contractor's. For food premises the duty sits in Annex II of Regulation 852/2004, enforced under the Food Safety and Hygiene (England) Regulations 2013, which allow a Hygiene Emergency Prohibition Notice to close premises at once; a contractor's records support the Food Safety Act 1990 due-diligence defence.
Westminster City Council closed two mouse-infested restaurants under emergency notices and in August 2025 the court ordered £37,282.52 between them; in Kensington and Chelsea the operator of a Notting Hill restaurant pleaded guilty in April 2025 to four offences including inadequate pest control and in June 2025 received £31,000 in penalties and a ten-year ban.
Occupiers must notify the council of substantial numbers of rats or mice under the Prevention of Damage by Pests Act 1949; in a leased unit the lease decides who pays. For schools, Keeping Children Safe in Education 2026 requires an enhanced DBS check where there is regular contact with children and is clear that unchecked contractors never work unsupervised; our technicians are DBS checked.
Where in London we hold commercial contracts
The restaurant pest control work is densest in the West End, the restaurants, bars and food halls of Soho, Mayfair and Marylebone, where Westminster's own pest service covers council tenants only. Hotels and serviced apartments follow in Kensington, Earl's Court and Pimlico. South-west London brings the parades, schools and pubs of Clapham, Balham, Wandsworth and Wimbledon, while warehouses and factory units sit in Acton, Willesden and Neasden to the north-west and around Hounslow and the TW postcodes. Business pest control runs on one report format per address across central, west, north-west, north and south-west London, and multi-site operators get the same folder at every address.

I had been struggling with a serious cockroach infestation that quickly got out of control, and it was becoming a major hygiene and health concern. After searching for a reliable and top-rated pest control company, I decided to contact Pest Stop Limited—and it turned out to be an excellent decision. From the initial inspection, their team showed a high level of professionalism and expertise. They carried out a detailed assessment of the property, identified the root cause of the infestation, and implemented a well-structured treatment plan using advanced residual insecticide solutions specifically designed for cockroach control. A special thanks to their technician, Mohammad, who was extremely polite, knowledgeable, and clearly an expert in his field. He took the time to explain the entire process, including cockroach behaviour, breeding cycles, and how their treatment targets both visible and hidden infestations. His advice on preparation, cleanliness, and prevention worked perfectly and made a noticeable difference throughout the treatment process. The treatments were carried out over multiple visits to ensure complete eradication, using industry-grade products that are both highly effective and safe. Their residual treatment created a long-lasting barrier, preventing re-infestation and ensuring the problem was dealt with at its source. The results have been outstanding—no more sightings, no more concerns. The infestation has been completely eradicated, and the peace of mind this has brought is invaluable. If you’re searching for: * Professional cockroach extermination * Reliable pest control services * Affordable and effective pest removal * Long-lasting residual treatments * Trusted local pest control experts Pest Stop Limited is the company you can rely on. Commercial Contracts FAQ
What customers ask before booking
Is pest control a legal requirement for restaurants in the UK?+
Having a contractor is not; controlling pests is. BPCA's technical team puts it as no legal requirement to have pest control but a duty to manage pests; Regulation 852/2004 requires adequate procedures, and contractor records are the usual evidence for the due-diligence defence.
Do I need a pest control contract to get a 5 food hygiene rating?+
Not by rule, but a 5 requires no element scored above 5, and pest control sits in the structure element, so one finding can cap the rating. Old Trafford went from 4 to 2 in November 2024 over mouse droppings despite multiple weekly checks.
What happens if an EHO finds mice in my restaurant?+
If the risk is imminent, a Hygiene Emergency Prohibition Notice closes the premises at once, the council applies to the magistrates for an order, and you reopen only when officers are satisfied. Westminster's two 2025 cases cost £37,282.52 combined.
How much is a pest control contract in London?+
Premises size sets the number of monitoring points, risk sets the visit tier, the audit you face sets the documentation level, and add-ons such as proofing or fly killer servicing are priced on top. We quote after a free survey, as a fixed written figure.
How many pest control visits a year does a business need?+
Eight a year is the usual floor for general premises, food premises usually move to monthly, and BRCGS clause 4.14 sites work to six-weekly as the typical minimum plus an annual in-depth assessment. The risk assessment sets the frequency.
Are callouts included in a pest control contract?+
In ours, yes: activity between scheduled inspections is a callout at no extra charge, the market norm. Work outside the specification, such as proofing, drain treatment or a new site, is quoted separately and agreed in writing first.
What should be in a pest control folder?+
PPC magazine's list for food clients: contact details and visit schedule, pest risk assessment, service specification, numbered monitor plan, visit reports, activity and pesticide logs, product labels and safety data sheets, insurance and technician certificates, and trend reports.
Do school pest controllers need a DBS check?+
Keeping Children Safe in Education 2026 says a contractor with an opportunity for regular contact with children needs an enhanced DBS check, and is clear that an unchecked contractor must never work unsupervised. The school sets the level in the contract; our technicians are DBS checked.
What does CQC say about pests in a clinic?+
Regulation 15 requires premises and equipment to be clean, secure, suitable, properly maintained and appropriately located, and points providers to the Health and Social Care Act 2008 infection control Code. NHS trusts meet it with a contract that liaises with infection control and keeps records for inspectors.
Can you remove pigeons from a warehouse legally?+
Yes, under Natural England's general licence GL41 (2026), which lets an authorised person take or kill feral pigeons for public health or safety. The licence itself names bird-proofing buildings to deny roosting and nesting as the non-lethal option, so proofing comes first.
