Bed bug treatment in London

Our standard bed bug treatment combines supercharged dry steam, ULV fogging and a residual spray, and most infestations are cleared in the first treatment. The Polti Cimex Eradicator delivers dry steam at 180°C at the nozzle, in direct contact with seams, frames and headboards, killing every life stage it touches. Steam has no residual effect and its heat drops away within centimetres, so we add ULV 500 fogging and a professional-use residual insecticide applied strictly to the HSE-authorised label, with a desiccant dust around sockets. UK bedbugs are widely resistant to pyrethroids, so we use more than one active ingredient.

Whole-room bed bug heat treatment holds a sealed room above 48°C for 8 to 12 hours and works in one visit regardless of resistance, but the bugs try to escape, so every route into neighbouring rooms must be blocked. In a converted Victorian house or a mansion block flat that is rarely possible, so we suggest heat mainly for hotels and self-contained properties.

Freezing suits items, not rooms: a freezer kills exposed bugs in two hours at -17°C, but a 2.5kg bag of laundry takes ten hours. Fumigation is not a standard UK domestic service, and shop-bought foggers scatter survivors into the walls. See how many visits bed bugs take.

The survey sets the price. What moves it:

• Rooms with evidence; rooms without evidence are monitored, not treated
• Severity: one bed needs fewer visits than bugs in the sofas and a second bedroom
• Visits: most infestations are cleared in the first treatment; a follow-up visit if live bugs are found afterwards
• Access: in a shared flat or HMO every bedroom must be available
• Commercial paperwork: a treatment report on every visit for hotels and landlords

For comparison, Hammersmith and Fulham Council charges £312 for two visits covering two bedrooms, and Wandsworth Council charges £237.91 for a one-bedroom home, rising to £428.24 for five, from 1 April 2026. Lambeth Council charges £260.40 for up to two rooms over two visits, and Hounslow Council charges £300 for two visits covering two rooms. Richmond Council offers no pest service, and Westminster City Council treats only its own tenants and leaseholders.

Before we arrive:

• Strip the beds and bag the bedding and clothes in strong bags, tied closed, in the room they came from; once the treated rooms have dried, everything goes through a tumble dryer on a hot setting for a full cycle
• Seal unwashable items in bags for dry cleaning or the freezer, where a loose 2.5kg bag needs about ten hours at -17°C
• Keep sleeping in the same bed and move nothing to other rooms, including the mattress

After the treatment:

• Stay out of the property for up to 4 hours, and keep pets such as cats and dogs away for 24 hours
• Do not vacuum carpets or clean treated hard surfaces for at least one month, unless your technician tells you otherwise

There is no bedbug-specific law in England; responsibility turns on cause and timing. Shelter says a landlord must deal with pests present at move-in or let in by a repair they must fix, and must keep the home fit to live in; a tenant is responsible only for an infestation they caused. Wandsworth Council tells private tenants that a recent infestation in a long tenancy is generally theirs to arrange; one caused by a structural defect is the landlord's.

The routes are a council HHSRS inspection under the Housing Act 2004; the Homes (Fitness for Human Habitation) Act 2018, which lets a tenant claim in the county court after reporting in writing; and statutory nuisance under the Environmental Protection Act 1990. The HHSRS was overhauled in 2026, with pests now under the domestic hygiene hazard. Phase 2 of Awaab's Law is due to bring that hazard into fixed timescales for social landlords from 30 November 2026; no date has been set for private landlords.

Hotels and HMOs owe guests reasonable care, and delay is what the Ombudsman cases punish. Report it in writing the day you see a bug.

Council pest services visited 8,864 London homes with a bedbug problem in 2023, and calls run highest from late summer into October as holiday luggage comes home; in a heated flat bedbugs breed all year, because development only stops below 13°C. One national firm's call-out map for the twelve months to October 2026 puts Battersea SW11 and Tooting SW17 among London's busiest districts, with Kilburn NW6, the West End W1, Westminster SW1 and Bloomsbury WC1 close behind.

In the converted Victorian terraces of Battersea and Tooting, bugs cross between flats along cables and pipe runs. In the mansion blocks and short lets of Westminster and Marylebone the source is usually a hotel stay or a visitor's luggage, and because eight of the ten UK universities with the highest bedbug rates are in London, student lets in Camden and Kilburn bring steady autumn calls.

In the TW postcodes, Twickenham's university publishes its own bedbug protocol, and because Richmond Council runs no pest service, private treatment is the only route in Richmond, Twickenham and Hounslow.
