What we treat in Kilburn

Kilburn High Road is the border between two councils: Camden on the east side, Brent on the west. We treat bed bugs, rats and mice in NW6 on both sides, from the South Kilburn estate and the large houses of Brondesbury Villas to the flats near Kilburn Park and Kilburn High Road stations and the streets behind the old Gaumont State cinema.

Local knowledge

Pests and properties in Kilburn

Kilburn has never had formally defined boundaries, and its housing is as mixed as its borough lines: big Victorian and Edwardian houses on Brondesbury Villas stand beside the South Kilburn estate, and the streets either side of the High Road are mostly terraces and mansion blocks, many divided into flats. Converted houses share floor voids, so mice found in one flat are usually travelling between several. Along the High Road, shops and takeaways create food waste, and four rail and Underground lines cross the area, at Kilburn Park, Brondesbury, Kilburn High Road and Kilburn stations, giving rats long corridors of cover.

Camden Council and Brent Council: who treats pests in Kilburn

Check which side of Kilburn High Road you live on before you ring a council, because the two work differently.

  • East side, Camden: council tenants are treated free for rats, mice and bed bugs. Private residents and landlords pay Camden from £177.60 for rats and from £151.38 for mice in a one to three bedroom home, up to two visits each, and from £283.52 for bed bugs, as listed in October 2026. Camden aims to book within three days; see Camden Council's pest control page.
  • West side, Brent: online rates on Brent Council's page, updated 29 September 2026, are £194 for rats or mice over three visits seven to ten days apart, and for bed bugs £312 for a light infestation in one to three rooms or £580 for a heavy one. An adult must be present at every Brent visit, and cancelling costs £50. Brent council tenants go through Brent Housing Management; details are on Brent Council's pests we treat page.

If you are a council tenant on either side, use the council. If not, weigh its price and wait against a fixed written quote from us. Our guide to council pest control in London in 2026 covers both boroughs in more detail.

Why Kilburn gets bed bugs, rats and mice

Bed bugs stand out. One 2026 London call-out map counted 28 bed bug jobs in NW6, more than it logged for W1 or SW1, though it measures jobs attended rather than confirmed infestations. Rented flats and shared houses, with furniture and luggage constantly moving in and out, give the insects their chance.

Kilburn sits between two of London's top three boroughs for council rat reports between 2023 and mid-2025, among those that supplied figures: Camden recorded 9,133 and Brent 6,523. Food waste on the High Road, the railway lines and the gardens that back onto them give rats food and shelter.

Mice live in the gaps that converted houses leave between floors and flats, and they move indoors as the weather cools in autumn.

Getting pest control in Kilburn

We cover all of NW6 on both the Camden and Brent sides, and the neighbourhoods around it, including Brondesbury, West Hampstead, Maida Vale and Swiss Cottage.

Every job begins with a free inspection survey by a technician who holds the RSPH Level 2 Award in Pest Management and is DBS checked. For bed bugs that means checking beds, sofas and skirting in every room that might be affected, not only the one with bites. A fixed written quote follows, and treatment is often possible the same day, Monday to Saturday from 8am to 7pm. We take only emergency calls on a Sunday.

A written six-month guarantee, subject to the site survey, covers each Kilburn treatment. To arrange a visit in NW6, phone 020 3411 2329 or send us a message online. Nearby: Camden and Willesden.

Kilburn FAQ

Pest control in Kilburn: common questions

Which council covers my side of Kilburn High Road?+

Homes on the east side of the High Road are in Camden and those on the west side are in Brent. The two councils publish different prices, visit counts and rules: Brent requires an adult at every visit, for instance, and Camden charges a fee if no treatment is needed. Your council tax bill will tell you which applies.

Is Brent Council's bed bug treatment cheaper than going private in Kilburn?+

Brent Council charges £312 for a light infestation in one to three rooms over two visits, and £580 for a heavy one over four visits. Our price depends on what the survey finds, so we give a fixed written quote after a free inspection rather than a list price. Compare that with Brent's wait as well as its fee.

How quickly can you get to a flat in Kilburn?+

Often the same day, Monday to Saturday between 8am and 7pm, with Sunday kept for emergency calls only. By comparison, Camden Council aims to book within three days, and Brent aims for a first appointment within seven working days, which it says is not always possible because of demand.

I rent a room in a shared house and have found bed bugs. What should I do?+

Tell your landlord in writing straight away, because bed bugs in one room of a shared house rarely stay there. Do not move your mattress or bedding into another room. The rooms should be inspected together, and treating them in the same round of visits helps stop the insects being pushed from one tenant to the next.
