Pests and properties in Wandsworth
Wandsworth town mixes old and very new. Riverside wharves have been rebuilt as apartment blocks, the Young's brewery site, closed in 2006, was approved for mixed-use redevelopment in 2013, and big Victorian houses still stand on East Hill. The River Wandle runs behind Southside towards Earlsfield. Brown rats swim well, burrow into grassy banks and live in sewers, so gardens near the river and old drain runs give them an easy way towards houses. In the newer blocks, rodents tend to arrive through bin stores, car parks and service risers rather than a flat's front door, while mice in the Victorian houses nest under floors and in lofts, especially in winter.
What to expect from every visit
- Discreet unmarked vehicles and plain workwear
- No emergency call-out charges
- Treatments safe around children and pets

Wandsworth Council's pest control charges in 2026
Wandsworth Council treats private homes, but it charges for every type of treatment and takes payment upfront by card. Its prices from 1 April 2026, on a page updated 1 October 2026, are:
- Rats and mice: £214 from Wandsworth for two visits plus bait-box collection, or £107 for Access for All members and people on means-tested benefits.
- Bed bugs: Wandsworth charges £237.91 for a one-bedroom home, rising to £428.24 for five bedrooms, always as two treatments.
- Drainage surveys, to check whether rats are entering through the drains, are offered without a published price.
Council tenants book through their Housing area team instead. The council does not treat foxes in normal circumstances, and every treatment must be completed within four months. Households that qualify for the £107 concession will pay less with the council. Otherwise the choice is mostly about timing, because no waiting time is published and we can often attend the same day. Full details are on Wandsworth Council's pest control page, and our comparison of London council pest services covers the neighbouring boroughs.
Why Wandsworth gets rats, mice and bed bugs
Water and drains explain most of the rat work here. The Wandle and the Thames edge give rats burrowing ground and a corridor between gardens, and the council runs drainage surveys to see whether they are coming up through the pipes. Since January 2025 second-generation anticoagulant rodenticides cannot legally be used against an infestation that is not linked to a building, so a riverside or garden problem has to be tackled at the house, where finding the entry point matters more than spreading bait. Read about our rat control and our article on rats in gardens, bins and drains.
Mice prefer older Victorian housing such as the big houses on East Hill, where suspended floors and shared walls connect one home to the next. Bed bugs turn up in old and new homes alike, carried in on luggage, clothing and second-hand furniture, and in the riverside blocks they can pass between flats along shared walls.

Wandsworth FAQ
Pest control in Wandsworth: common questions
Does Wandsworth Council deal with foxes?+
No. Wandsworth Council's stated policy is not to treat foxes in normal circumstances. If torn bin bags are the problem, look for rat signs as well: dark droppings up to about 12mm long and tapered at both ends, gnaw marks, and burrows where paving or a drain cover ends.
Can I get a cheaper council rate for mice in Wandsworth?+
Yes, if you are an Access for All member or receive a means-tested benefit. Wandsworth then charges £107 instead of £214 for rats or mice, and its bed bug concessions are also roughly half the standard rate. The council takes payment by card when you book.
Why do rats keep returning to gardens near the River Wandle?+
A river corridor gives rats shelter, water and an easy route from garden to garden. Second-generation anticoagulant baits can no longer be used away from buildings, so the work centres on the drain, gap or decking void that leads to the house, which is also why Wandsworth Council offers drainage surveys.
Who pays for bed bug treatment in a rented Wandsworth flat?+
Wandsworth Council's guidance says that if the infestation is recent and you have lived there for some time, arranging treatment is generally your responsibility. If structural defects caused it, the landlord is expected to arrange treatment and proofing. Either way, tell your landlord in writing.
