Local knowledge

Pests and properties in Neasden

Neasden is younger than it looks. It was farmland until the North Circular opened in 1922 and 1923, and the last farm was built over in 1935, so most of its houses are interwar semis and terraces with lofts and gardens. A pair of semis shares a party wall and cavity, so mice that settle in one half soon find the other. West of the A406 lies the St Raphael's Estate. Around the homes is a lot of open and working land: the Welsh Harp reservoir, which dates from 1835, Neasden Depot, the largest on the Underground, and the Brent Park retail area with its Tesco and IKEA. Water, rail land and commercial waste are exactly what rats look for.

What Brent Council offers Neasden households in 2026

Neasden is in Brent, and Brent Council treats private homes for a fee. Its online prices, last updated on 29 September 2026, are the cheapest way to book: Brent charges £194 for mice or rats, a price that covers three visits spaced a week to ten days apart. Brent's bed bug fees run from £312 for a light infestation in up to three rooms to £580 for a heavy one, and £356 or £685 for homes of four to six rooms.

Before booking, note the conditions. An adult has to be in for every visit, cancellations are charged, and Brent's stated aim of a first visit within seven working days is, in its own words, not always possible due to high demand. The full list and booking form are on Brent's home pest control page.

Brent's own council tenants are handled by Brent Housing Management, not the paid team. For warehouses and trade units around Neasden the domestic prices do not apply, as Brent quotes commercial premises separately.

Brent's prices sit alongside other boroughs' in our council pest control comparison for 2026.

Why Neasden gets mice, rats and bed bugs

Neasden's rats live where the land is quiet and food is close. The banks of the Welsh Harp, the rail land around the depot and the edges of the North Circular, which runs through the middle of Neasden, all give cover, and waste from homes, shops and trade premises keeps them fed. Our rat control page explains how we trace and treat a run.

Mice exploit the way the semis were built. In houses approaching a hundred years old, settlement, cracked air bricks and pipes pushed through the walls often leave gaps barely wider than a pencil. Lofts and underfloor voids then carry mice between the paired houses. See mouse control for how we close those routes.

Bed bugs depend less on the area than on movement: a change of tenant, a second-hand bed or a visitor's bag is enough to bring them in. In flats they can then spread to the homes either side through shared walls.

Neasden FAQ

Pest control in Neasden: common questions

Does Brent Council treat mice in Neasden?+

Yes. Brent charges £194 for a three-visit mouse treatment booked online. An adult must be at home for each visit, and you may wait up to seven working days, sometimes longer, for the first one. If you need a visit sooner or cannot be home three times, a private firm is the alternative.

Why do mice get into Neasden's interwar semis every autumn?+

Because the houses offer easy routes and the weather pushes mice indoors. Cracked air bricks, gaps around pipes and the shared voids between paired semis let them in and around. Treating your half works better when the gaps are closed too, and we quote for both after the survey.

Do rats from the Welsh Harp reach houses in Neasden?+

They can. The reservoir's banks give rats water and cover, and they forage outward into gardens and bin areas. Most garden rats, though, are kept there by what they find on the spot: compost, bird food and loose rubbish. We check drains and boundaries as well as the house.

Can you treat bed bugs in a rented flat?+

Yes. Report it to your landlord as well, because damage that lets pests in is normally theirs to put right, and avoid moving beds or sofas between rooms before the survey. We inspect, confirm whether bed bugs are present, give a fixed written quote and plan the visits; the flats next door may need checking too.
