Local knowledge

Pests and properties in Pimlico

Pimlico was laid out by Cubitt from 1825 as a grid of white stucco terraces, and much of it is now Grade II listed. Many of those houses have been divided into flats, and many became hotels in the 1950s, so several households or guest rooms often share one basement, one set of lightwells and the same floor voids. Mice move through those voids from flat to flat. The district also holds some very large blocks: Dolphin Square, built in 1935 to 1937 with about 1,250 flats, was the largest self-contained block of flats in Europe when it opened, and the Churchill Gardens estate followed between 1946 and 1962. Shared bin stores on the estates feed rats, and constant arrivals at the hotels near Victoria bring in bed bugs.

Westminster City Council's tenant service in Pimlico

If Westminster City Council is your landlord, use its pest service. Council tenants pay nothing, since the tenancy covers treatment, and council leaseholders see the cost added to their service charge.

The council's page, updated 13 May 2026, gives the practical detail. Appointments run Monday to Friday, either 8 to 12 or 12 to 4. Dead rodents are removed from council homes the same day. For bed bugs, if you cannot prepare the rooms yourself, the council says it will send extra staff to help, and you sign a Notice to Occupier recording the products used.

Everyone else in Pimlico falls outside it: owners and private tenants in the stucco terraces, and every hotel and guest house, because the trading team is not taking on further work and private residents are referred to the British Pest Control Association. For them there is no council price for rats, mice or bed bugs at all.

Tenants can book through Westminster City Council's pest control page. Our council pest control guide for 2026 compares Westminster with its neighbours, including Lambeth across the river at Vauxhall.

Why Pimlico gets bed bugs, mice and rats

Many of Pimlico's Victorian houses were turned into hotels in the 1950s, and the streets towards Victoria station still hold a belt of small hotels and guest houses where guests arrive and leave every day. Bed bugs arrive in luggage and spread to neighbouring rooms. One 2026 London call-out map counted 19 bed bug jobs in the SW1 district, a figure for jobs attended rather than confirmed infestations.

Mice follow the conversions. A stucco house split into flats still has one set of floor voids and one basement, so mice nest there and visit every flat above.

Rats follow the bins. Large estates depend on shared bin stores, and Westminster's rat leaflet asks for food waste to be kept in sealed containers, which an overflowing store with broken lids is not.

Hoteliers can read our bed bug protocol for hotels, short lets and HMOs alongside the bed bug treatment page.

Getting pest control in Pimlico

We work across Pimlico SW1, from Warwick Way and Belgrave Road down to Dolphin Square and the river, and in Victoria, Belgravia and Vauxhall.

For a hotel or guest house we plan visits room by room between check-out and check-in, Monday to Saturday from 8am to 7pm; on a Sunday we attend emergency calls only. Private flat owners and tenants get the same start: a free inspection survey by an RSPH Level 2 qualified, DBS checked technician, then a fixed written quote.

Treatment is often possible the same day, with products applied to label and rooms kept clear for the stated time. Hotel room or private flat, the treatment comes with a written six-month guarantee, subject to the site survey.

Pimlico FAQ

Pest control in Pimlico: common questions

I rent from Westminster City Council in Pimlico. Should I call you or the council?+

Call the council first. Its pest service is free for council tenants because it is covered by your tenancy, with weekday appointments in a morning or afternoon slot. Leaseholders pay through the service charge. If you own or privately rent a Pimlico flat, the council will not treat it, and we can survey and quote instead.

Will the council treat bed bugs in a Pimlico hotel or guest house?+

No. Westminster City Council's trading team, which handled commercial premises, is not taking on further work, so Pimlico's hotels and guest houses need a private firm. We inspect the affected room and the rooms around it, then give a fixed written quote for treatment planned around your bookings.

Why do mice keep returning to my converted stucco flat?+

Because the mice are probably not living in your flat. In a divided house the floor voids, lightwells and basement are shared, so mice nest in one place and forage through several homes. Treating one flat brings short relief; finding the entry points and dealing with the shared parts is what makes the difference.

Is there anything I should do before a bed bug inspection?+

Leave the beds where they are and do not carry bedding or mattresses into another room, which spreads the insects. Look along mattress seams, bed frames, headboards and skirting boards for small dark spots or the bugs themselves, and keep anything you find in a sealed bag for the technician to see.
