Most of the area belongs to the Portman and Howard de Walden estates, and Westminster City Council does not treat private homes or businesses.

Pests and properties in Marylebone
Marylebone's Georgian grid was laid out by two great landlords, the Portman Estate from the late 1700s and the Howard de Walden Estate, and between them they still own most of it. Terraced houses sit beside red-brick mansion blocks whose flats share basements, lift shafts and service risers. That shared fabric is why mice in a mansion block are rarely one flat's problem: they nest under floors and inside boxed-in pipework, then forage across several homes. The older houses have basements, lightwells and long drain runs, which give rats a way in at the lowest level. Edgware Road, which follows the line of the Roman Watling Street, marks the western edge, and rented flats with a steady turnover of occupants let bed bugs in.

Westminster City Council, the estates and Marylebone's mansion blocks
Who owns your building decides whether the council can help. Westminster City Council treats pests for its own tenants at no charge, under the tenancy, and for its own leaseholders, who are recharged through the service charge. A flat let through the Portman or Howard de Walden estates, a privately managed mansion block or a private landlord is not part of that service.
Nor can a Harley Street practice or a High Street shop buy treatment from the council. Its pest page, updated 13 May 2026, says the trading team is not taking on further work and refers private customers to the British Pest Control Association. Even for tenants, appointments run only Monday to Friday.
One piece of the council's material is useful to everyone. Its mouse leaflet says most mouse infestations take between four and eight weeks to control, a fair yardstick if a quote promises a quick fix. Our guide to London council pest control in 2026 covers the boroughs that still sell treatment.
Why Marylebone gets mice, rats and bed bugs
Mansion blocks are the main reason for mice. Built in long runs with shared basements and service risers, they let one colony forage across many flats, and trapping in a single flat clears only the mice that reach it. Westminster's leaflet says mice can squeeze through cracks as small as 5mm, so a gap around a radiator pipe is enough.
Rats tend to start at basement level. The council's rat leaflet describes brown rats living in sewer systems and burrowing where paving meets drain cover surrounds, so a cracked or missing inspection cover in a lightwell is an obvious way in.
Bed bugs arrive with people and their belongings. In a rented flat, every change of occupant brings new luggage and often second-hand furniture, and the insects hide in bed frames and skirting before anyone notices bites.

Getting pest control in Marylebone
We cover Marylebone's W1 streets and the NW1 side around Marylebone station and the edge of Regent's Park, plus Fitzrovia. For a clinic or practice we can book the first visit for 8am, before patients arrive, or for a Saturday; we work Monday to Saturday until 7pm and answer only emergency calls on Sunday.
The free inspection survey looks at your flat or premises and, with the managing agent's agreement, the shared parts of the building, since in a mansion block that is often where the problem lives. You receive a fixed written quote, treatment is often possible the same day, and every treatment carries a written six-month guarantee, subject to the site survey.

Marylebone FAQ
Pest control in Marylebone: common questions
Does Westminster City Council treat pests for Portman or Howard de Walden estate tenants?+
No. Those estates are private landlords, and the council's service covers only its own tenants and leaseholders. Report pests to the estate or your managing agent in writing, especially where they come through shared parts of a Marylebone building. Meanwhile we can survey and quote for work inside your own flat.
Mice keep coming back to our Marylebone mansion flat. Why?+
They are probably nesting in the building's shared voids and visiting several flats, so treating one flat removes only the mice that reach it. The survey traces their route through risers and pipe boxing, and we tell you when the managing agent needs to treat the common parts as well.
Can you treat a Harley Street clinic before patients arrive?+
Yes. Our day starts at 8am, Monday to Saturday, so a clinic can have its visit before the first appointment or at the weekend. Products are applied to label, each treated room is kept clear for the stated time, and our technicians are DBS checked.
Is my landlord responsible for mice in a rented Marylebone flat?+
Often. Where mice get in because of disrepair, such as gaps around pipes or a broken air brick, the landlord is usually responsible, and Shelter's guidance says the occupier is usually not the one charged. Tell the landlord or agent in writing. Our survey shows where the mice are entering, which helps settle the question.
