Services

What we treat in Chelsea

Chelsea calls are mostly mice in basements and lower-ground kitchens, rats getting in from gardens and drains, and clothes moths in fine wool. We work along the King's Road and around Sloane Square, out to World's End and up through Brompton and West Brompton, in period houses, mansion flats and the shops and restaurants between them.

Local knowledge

Pests and properties in Chelsea

Chelsea has around 41,000 residents and, unusually for this part of London, no Underground station of its own; Sloane Square and Gloucester Road are the nearest. Many of its homes are tall period houses divided into flats, or mansion blocks, with basements and lower-ground kitchens below street level. Those lower floors are where mice and rats arrive first, through gaps around drains, soil pipes and service entries, and the voids behind them link one property to the next along a street. Upstairs, wardrobes of cashmere, silk and wool, along with rugs and fitted carpets, give clothes moths a long, quiet season to feed.

What to expect from every visit

  • Discreet unmarked vehicles and plain workwear
  • No emergency call-out charges
  • Treatments safe around children and pets
  • Free inspection survey for homes and businesses

Kensington and Chelsea Council's rodent service in Chelsea

Rats and mice are the main reason Chelsea residents look up the council, and the Royal Borough still treats them in private homes for a fee. Its charges, updated 9 July 2026, break the rodent course down like this:

  • £258.80 from the council for four visits: three treatments and a final visit to take the bait away, in up to five rooms.
  • £36.20 per extra room and £76.40 per extra visit, both on the council's list.
  • A dead rodent collected by the council costs £53.10, and a visit to remove a live one caught in a trap £106.20.

For bed bugs the same council charges £428.30 for two visits in up to two rooms. Its own tenants pay nothing for rats or mice inside their building, or for bed bugs and cockroaches.

The borough reported 5,740 rat infestations between 2023 and mid-2025 in figures released under freedom of information, the sixth-highest total among the London boroughs that answered; Westminster and 12 others supplied no data, so the ranking is incomplete.

See the Royal Borough's pest control page for booking, and our council pest control guide for how other boroughs compare.

Why Chelsea gets mice, rats and clothes moths

A Chelsea basement offers mice plenty of entrances: around soil pipes, behind kitchen units and wherever cables run under the floor. Once inside, they follow the voids between party walls to the house next door.

Rats tend to come in from outside. Brown rats live in sewers as well as gardens, so a broken drain or a missing inspection cover can lead straight into a lower-ground kitchen with a garden door. In an autumn 2025 survey, more than half of pest controllers blamed waste and food for rising rat numbers, from overflowing bins to composting areas, and the restaurants and cafés of the King's Road add commercial bins to the residential ones.

Clothes moths prefer natural fibres that are stored and left alone; a dressing room of wool suits, a cashmere drawer or a silk rug under a bed can feed larvae for months.

Getting pest control in Chelsea

Our Chelsea work covers SW3 and SW10: Sloane Square and the King's Road, Brompton, World's End and West Brompton.

In Chelsea we begin with a free inspection survey and put the price in writing before treating anything. Same-day appointments in SW3 and SW10 are often possible, Monday to Saturday from 8am to 7pm, with Sunday kept for emergency calls only. Products are applied to label by technicians who hold the RSPH Level 2 Award and are DBS checked, and a Chelsea job is backed by a six-month guarantee, subject to survey.

If you live in a mansion block, mention it when you book, so the survey can take in the basement, bin store and other common parts the mice may be using.

Call 020 3411 2329 or use our contact page. Across the borough boundaries, see Fulham and Kensington.

Chelsea FAQ

Pest control in Chelsea: common questions

What does the council charge for mice in a Chelsea flat?+

Kensington and Chelsea Council's rodent course costs £258.80 for four visits in up to five rooms, with £36.20 for each extra room, under charges updated 9 July 2026. Council tenants pay nothing for rats or mice inside their building. We give a fixed written quote after a free survey rather than a set fee.

Why do I hear mice in the basement of my Chelsea house?+

Basements and lower-ground floors sit next to drains, soil pipes and the voids shared with neighbouring houses, so they are where mice arrive first. Scratching at night behind units or under floorboards is typical. We find the entry points, treat the runs and seal the gaps, rather than only setting traps.

Can rats get into a house through the drains?+

They can. Brown rats live in sewers, and a cracked pipe, a loose connection or a missing inspection cover gives them a way into basements and ground floors. If our survey points to the drains, we tell you so a drainage contractor can repair the fault, because baiting alone does not close the way in.

Do you treat restaurants and shops on the King's Road?+

Yes. Commercial premises get the same free inspection survey, and visits can be arranged before opening or between services, Monday to Saturday. Mice and rats are the usual problems in kitchens, cellars and stockrooms, and we look at bin storage and deliveries as well as the building itself.
